Part 01 · Guest experience

The guest website

A website built to sell rooms, not just to look nice · and to answer everything a guest asks before they book.

teakhouse.mikaro.studio/events
Events and spaces page: full-bleed photograph of the riverside pavilion at dusk with the page heading over it

Every page is a real page · rooms, dining, events, facilities, experience, location and contact, written and photographed for your property.

Mobile · home
The guest homepage on a phone: hero, review score and the booking widget pinned above the fold
Mobile · menu
The mobile navigation drawer: rooms, dining, events, location, contact, offers, currency, language, call and LINE
  • Design tailored to your property, not a theme
  • Rooms and rates with live availability and per-night prices
  • Dining page with the full menu, prices and dish photos
  • Events and spaces page with your function space and event calendar
  • Facilities page: pool, breakfast, garden, transfers, housekeeping, luggage
  • Gallery, experience, location and contact pages
  • English and Thai, written natively, switch in one tap
  • Prices in THB, USD and EUR
  • Mobile-first: most guests book on a phone
  • Loads in about a second, Google PageSpeed 95+
  • Built-in SEO so guests find you, not just the OTAs
  • Every photo on every page is yours to change from the panel
Part 02 · Bookings

The direct booking engine

Guests reserve and pay on your own site, commission-free.

teakhouse.mikaro.studio/book
Booking step two: room list with direct price, the Agoda price struck through, the nightly total for the selected dates and a running stay summary with the deposit due today

Every room shows the direct price, the OTA price it beats, and the real total for those dates · the stay summary adds it up and shows the deposit due today.

  • Date search with live availability
  • Room selection with photos, amenities and direct prices
  • Per-night pricing from the rate calendar, summed across the stay
  • Live "you save versus the OTA" figure on every room
  • Deposit collection, configurable per property
  • Instant booking receipts with reference codes
  • Guest accounts with booking history
  • "Best rate direct" messaging that converts OTA browsers into direct bookers
Part 03 · Rates and availability

The rate calendar

Set what every night costs, months ahead, without calling anyone.

/owner/rates
Rate calendar: a month grid showing the base rate on most nights and a higher weekend-premium price on two dates, with the rules for that room listed underneath

A different price on every date, with the rule that set it named on the tile.

/owner/calendar
Availability calendar: every room down the side, every date across the top, cells coloured available, booked or blocked

Availability for the whole house · tap a night to block or reopen it.

  • A base rate per room, edited in one field
  • Seasonal ranges: high season, weekend premium, low season, as many as you need
  • Specific-date overrides for Songkran, New Year or a single sold-out Saturday
  • Clear precedence: a date override beats a season, a season beats the base rate
  • Fixed price or a multiplier, whichever you think in
  • Guests see the per-night price and the booking sums the stay exactly
  • Availability views for the next 7, 14 or 30 days on the dashboard
  • Month calendar with a room view and an occupancy heat view
Part 04 · Dining

The restaurant, on the site and in the panel

A menu guests can read before they arrive, and a menu you can change while the kitchen is still open.

teakhouse.mikaro.studio/dining
Guest dining page: a menu category with dish photographs, names, descriptions and prices in baht

What the guest reads · categories, dishes, photos and prices.

/owner/dining
Owner dining manager: table reservations switch set to taking bookings, service hours and party size, image upload buttons for the dining and events heroes, and the editable menu below

What the owner edits · the same menu, plus the table reservations switch.

  • Menu management: categories, dishes, prices, descriptions and photos
  • Add, edit, reorder or delete a dish yourself, no developer
  • Publish or unpublish a dish when the kitchen runs out
  • Table reservations with an on and off switch for the whole service
  • Service hours, sittings per day and largest party, all yours to set
  • An owner reservations manager listing every table booked, with the guest and the party size
  • No card details taken for a table · the house confirms by phone or LINE
  • The whole menu reads in English and Thai
Part 05 · Events and spaces

The function space and the house calendar

Sell the pavilion, publish the evenings worth planning around, and collect the seat requests in one list.

teakhouse.mikaro.studio/events
Special events calendar: three dated event cards with photographs, descriptions and a reserve seats button on each

The special events calendar, each evening with its own date and card.

/events/reserve
Seat request form: choose the evening, the number of guests, a name and whether to be reached by phone or LINE

The seat-request flow · which evening, how many, and how to reach you.

/owner/events
Owner events manager: the seat requests list at the top, then each published event with its date, description, edit and delete controls

The owner side: seat requests at the top, the published events underneath, all editable.

  • A function-space page with capacity, uses and enquiry route
  • A special events calendar you publish to yourself
  • Photo, date, description and seat count on every event
  • A seat-request flow for guests, with no payment taken
  • An owner requests list so nothing is lost in a chat thread
  • Weddings, private dinners and parties routed to your contact form
  • The events hero photo is yours to swap from the panel
  • Every event reads in English and Thai
Part 06 · Operations

The owner back office

Run the hotel and watch the commission you keep, from one screen.

teakhouse.mikaro.studio/owner
Owner dashboard with an info tip open beside the OTA commission saved metric, explaining that it is the commission not paid because those guests booked direct

Every metric carries an info tip that explains, in one sentence, exactly how the number was worked out.

  • Tonight's occupancy, arrivals and revenue at a glance
  • A counter for the OTA commission you kept this month
  • Info tips on every metric: no unexplained numbers
  • Revenue by month, ADR and occupancy over six months
  • Channel mix: direct against each OTA, in bookings and in baht
  • Availability for the next 7, 14 or 30 days on the dashboard itself
  • Bookings manager with search and filters
  • Rooms manager: photos, prices, amenities and details
  • Dining manager, events manager and guest messages
  • Owner image uploads: change any photo yourself, no developer
  • Export bookings to Excel or CSV
  • Confirmation email templates, and the panel itself in English or Thai
Part 07 · AI concierge

The AI concierge

A receptionist that never sleeps, in two languages.

  • Answers guests 24/7 in English and Thai
  • Knows your rooms, rates, menu, events and policies
  • Hands guests to the booking flow
  • Sign-in ready for Google and LINE accounts
Part 08 · Two languages

English and Thai, everywhere

Not a translate widget. Both languages are written properly and live in the same system.

teakhouse.mikaro.studio/dining · ไทย
The same dining menu rendered in Thai: Thai dish names, Thai descriptions, the same photographs and the same baht prices

The same menu, one tap later · Thai dish names and Thai descriptions, not machine output.

  • Every guest page in both languages
  • Menus and events too, dish by dish and evening by evening
  • Room names, amenities, policies and confirmation emails
  • The owner panel switches language too, for Thai-speaking staff
  • One tap to switch, and the choice is remembered
  • Prices in THB, USD and EUR, on both sides
Why hotels switch

The money math

OTAs charge 15 to 20% of every booking, forever. On ฿150,000 of monthly bookings, that is up to ฿30,000 a month leaving the property. This system costs ฿119,000 once · it pays for itself in months, then every direct booking is commission-free. The owner dashboard shows you exactly how much you keep.

FAQ

The honest answers.

Can I edit rooms, menus and events myself?
Yes, all three. The rooms manager handles photos, prices, amenities and details; the dining manager handles categories, dishes, prices and dish photos; the events manager handles dates, descriptions and seat counts. No developer, no ticket, no waiting.
Can I change the photos myself?
Yes. Owner image uploads are built into the panel: room photos, dish photos, the dining hero, the events hero. You upload, the site updates. Nothing goes through the studio unless you want it to.
How does the pricing calendar work?
Each room has a base rate. On top of that you add seasonal ranges (high season, weekend premium) and specific-date overrides (Songkran, New Year). A date override beats a season, a season beats the base rate. Guests see the price for each night, and the booking adds the stay up exactly.
Does it take table bookings for the restaurant?
Yes, and you control it with one switch. Turn table reservations on, set your service hours, sittings per day and largest party, and guests can request a table from the dining page. Requests land in the owner reservations manager. No card details are taken · the house confirms by phone or LINE.
What about events in the pavilion?
There is a function-space page for weddings, private dinners and parties, and a special events calendar for the evenings you run yourself. Guests request seats through a short form, and every request appears in the owner events manager.
What languages?
English and Thai, written natively, with a one-tap switch for guests. That includes the menu, the events and the confirmation emails · not just the headline pages. The owner panel switches language too. More locales can be added for your property. Prices show in THB, USD and EUR.
Do I pay monthly?
No monthly software fee. You own the system. It is a one-time build; the only ongoing costs are your own domain and hosting, with optional studio maintenance if you want it.
How long to launch?
Most properties launch within a few weeks, depending on how ready your photos, room details and menu are. The studio handles the build, content, setup and owner training.
Does it sync with Booking.com?
No, and that is the point. Booking.com and Agoda take 15 to 20% of every booking. This is a direct-booking system built to move guests to your own site and keep that commission in the property. There is no channel manager or OTA sync.

See it running. Then let's build yours.
